Non-Sanding Restoration (Recoating)

Well maintained floors should only need to be sanded every 10-20 years. Floors that have not been maintained should be sanded when there are large scratches that go beyond the finish or floors that have grey areas, indicating the finish has worn off. If your floor is well maintained but just needs a refresher, we recommend a non-sanding restoration, or recoating. This technique renews or "resurface" your hardwood floor without sanding. This can be done every 3-7 years, or anytime the floor starts looking dull.

If you have an engineered floor with little to no wear layer (the top layer that can be sanded), it is imperative that you watch and get a recoat whenever it looks like your floor is dulling. If it gets to the point where the finish has worn off, there is no other option than to recoat it or replace it. Unfortunately, a recoat will not cover up the damage already done, it only protects from further damage.

Once the sanding process is complete, the floor is thoroughly cleaned to remove any dust or debris.

Floor Recoating Steps

Prior to your recoating project, you will need to completely clean your hardwood and make sure no dried food or other things are stuck to the floor. Make sure the floor is in the condition you want when the clear finish covers it.

First Step: Once we arrive, the first step to recoating is thoroughly cleaning the floor with a cleaner and de-greaser that will remove any contaminants from the floor that will stop the new coat of finish from adhering properly. (This does not remove dried on food, hence the request for cleaning your floor prior to our arrival.)

Second Step: We will buff the floor to give the current finish a texture that the new finish coat can adhere to.

Third Step: Once the buffing process is complete, the floor is thoroughly vacuumed and "tacked" to remove the dust created by the buffing.

Fourth Step: After the floor is cleaned, one coat of clear finish is applied. This will give your floor a fresh look without a complete resanding.
